Yardi Breeze is a cloud-based property management and accounting software solution built specifically for commercial, residential, and association properties. It serves as an all-encompassing platform to manage core property operations. For property managers with mixed portfolios, it can be arduous to manage units and properties by themselves. For residential communities, integrating a specialized\u00a0<a href=\"https:\/\/www.nobrokerhood.com\/solutions\/society-management-system\" target=\"_blank\" rel=\"noopener noreferrer\">society management system<\/a>\u00a0can further streamline member communication and neighborhood governance.<\/p>\n<ul>\n<li>Yardi Breeze aims to increase efficiency by automating and simplifying time-consuming tasks.<\/li>\n<li>I love that we can bill tenants directly from the program by email \u2014 that\u2019s a big timesaver.<\/li>\n<li>We also own apartment buildings across the region and one of our property managers has used Yardi for years.<\/li>\n<li>There are no additional charges for our built-in support and training resources.<\/li>\n<li>If we\u2019re out and about, we can handle anything on a tablet.<\/li>\n<\/ul>\n<p>Breeze integrates gate functions and automatic credit card processing, which significantly reduces the manager\u2019s workload. Breeze ensures that we can get our property owners their money, which is their number one concern. Now we always use EFT disbursements to our property owners, and we love it. We also love the tenant portal, where renters can access their account and pay their rent. This is a feature tenants expect, and in the past, we had to tell them we did not have that capability.<\/p>\n<h2>Yardi Breeze Review<\/h2>\n<p>However, some limitations have been noted regarding reporting and integrations. Breeze Premier is property management software built on the same refreshingly simple platform as Breeze. But it adds functionality for businesses with more advanced or unique needs such as custom reporting, invoice processing, job cost tracking and investment management.<\/p>\n<p>Due to Oregon shutting down some businesses starting last year, I can honestly say that Breeze is the reason we have been able to make it through. With the pandemic, we are having to navigate through new laws and notice requirements. Breeze is assisting in this through the report templates. It has not been easy, nor are we on the other side of it; however, I expect that Breeze will have what it takes to get us there.<\/p>\n<h2>Commercial Features<\/h2>\n<p>The 1099 preparation saves us a great deal of time during tax season. We rely on the 1099 reports to track vendor payments and decide what information should be sent to our CPA. We lacked the ability to process EFT payments to our owners, as well as email and portal options. Real estate investing opens the door to generating passive income from rental properties.<\/p>\n<p>Yardi is a real estate software provider, not a traditional CRM platform. However, it does offer some CRM capabilities allowing real estate companies to track interactions with property owners, investors, tenants and prospects. So while Yardi has some CRM functionality, it is primarily a specialized real estate management solution rather than a broad CRM platform. From here, you can access information such as your tenants\u2019 information, monthly financial reports, and property files. From the same place, owners can access information about their properties. With this, you can experience less hassle in being transparent with your clients.<\/p>\n<h2>Yardi Breeze pricing<\/h2>\n<p>If you have the right program, you may not have to do everything from the brick-and-mortar location. I think that this is going to change the look of businesses in the future. Yardi has been a workhorse for our company since the 1980s. When <a href=\"https:\/\/intuit-payroll.org\/2020-instructions-for-schedule-k\/\">2020 instructions for schedule k<\/a> we made the decision to go to a web-based program, I did not feel others even came close. In the end, its affordability and no-frills approach caters to a targeted segment of the property management market.<\/p>\n<h2>Features:<\/h2>\n<p>Being able to generate financial reports is a lot smoother with Breeze Premier and saves a lot of time. The biggest impact I&#8217;ve seen from moving our business to Yardi Breeze is in the level of service we&#8217;ve been able to provide to our customers. We can operate like an A+ property but still give that smaller hometown service.<\/p>\n<p>The Yardi Monthly Reports we received for the past 25 years were very impressive and CPA-friendly. Being able to display our current portfolio on a navigable map helps potential clients understand our management envelope in real time. Our corporate site is a powerful marketing tool for new accounts. By far, the biggest improvement that we have now is rent collection.
